In The Woodlands, where the average home sells for nearly half a million, new luxury-living options and mixed-use setups are changing the landscape. The population of the master-planned community has grown by 40 percent in the last decade, and now there's a construction boom to show for it.

Pockets of newly built mansions, like the six­bedroom modern French villa in the East Shore subdivision, on the market now for $5.5 million, are sprouting up a stone's throw from mixed-use developments with desirable amenities. There's the new Hughes Landing complex, boasting resort-inspired apartments and a huge Whole Foods. Across the lake, Ziegler Cooper's Research Forest Lakeside is a 10-building development with sleek offices and casual-cool-restaurants. And the Howard Hughes Corp.'s 23-story Treviso luxury condo tower, preselling now, will soon rise in the central Waterway district, near the Woodlands Pavilion.

Treviso, named after a medieval Italian town north of Venice, is the second condominium project in The Woodlands. Since The Howard Hughes Corp. finished the Waterway Lofts, a 56-unit condominium midrise, in 2006, the developer has fielded many calls from people interested in more condominiums in The Woodlands, Doyle said.


Many of the prospective condo buyers are empty nesters who are looking to downsize from a larger home in The Woodlands but want to stay near friends and family in the master-planned community, Doyle said. Some of the buyers are single working professionals who want a short commute to work inside The Woodlands and hassle-free living near The Woodlands Town Center, Waterway Square Plaza and The Woodlands Waterway, he added. “There’s now an interest and acceptance of high-rise living,” Doyle said. “That’s the trend. People want urban mixed-use, walkable centers that are close to all the activity.”


Treviso will feature one- to three-bedroom condominium units with a study and two-and-a-half bathrooms, averaging 1,750 square feet. The units, which start at $650,000, will feature quartz countertops, German Miele appliances and wine chiller, lacquer-finished cabinets, hardwood floors and 10- to 12-foot ceilings with expansive glass windows overlooking The Woodlands.

The top two stories will feature penthouses, which have seen the most demand so far, Doyle said. Customers will have the option to customize the floor plans and upgrade the materials, finishes and appliances inside the penthouse units, he added.

Treviso’s common-area amenities include a resident clubroom with a lounge and demonstration kitchen, private dining area, a fitness center, a resort-style pool with cabanas and a sun shelf and an outdoor grill and fire pit. The Howard Hughes Corp. also is considering 24-hour concierge service and security, Doyle said. There will be space on the ground floor for two restaurants, he added.


The glass, brick and stone-base tower, designed by Atlanta-based The Preston Partnership LLC, will feature contemporary and clean design, evocative of Europe, Doyle said. The Texas division of Alabama-based Hoar Construction will be the general contractor, and Houston-based Sudhoff Cos. is marketing and selling the units.

The Howard Hughes Corp. plans to begin construction before the end of this year— hopefully in October after about half of the units are sold, Doyle said. The developer is targeting an opening date sometime in the first quarter of 2017, he added.


Meanwhile, the health care industry has set out to give energy a run for its money. Just as Exxon Mobil opens its 385-acre campus, hospitals including Memorial Hermann, Texas Children's and St. Luke's have invested a total of $850 million in new or renovated facilities in The Woodlands.
